Site Project Manager

Responsibilities:

• Serve as the primary point of contact for the owner and act as the on-site representative.

Meets with contractors to discuss scope of project.

• Develop project budgets, track costs against budgets, and coordinate all activities to meet project budget and profit goals.

Provide cost data to the Manager of Development for the creation of project proforma, aiding development decisions.

• Assess and approve service invoices.

Monitor permit applications and ensure compliance with regulatory project requirements.

• Coordinate the work of design consultants and review documents for accuracy and alignment with other aspects of the project.

Invite bids from contractors and generate interest.

• Evaluate contractor proposals, offer analysis and recommendations, negotiate contracts, and draft agreements for execution.

Oversee contractor field operations to ensure quality and adherence to contract specifications.

• Key requirements

Bachelor's degree in a relevant field (e.g., Business Administration, Project Management) or equivalent experience.

• Proven experience as a project coordinator or in a similar role.

Strong organizational and multitasking skills, with the ability to prioritize and manage multiple projects simultaneously.

• Excellent communication and interpersonal skills, with the ability to work effectively with cross-functional teams and stakeholders.

Proficiency in project management software and tools.

• Attention to detail and a commitment to delivering high-quality work.

Problem-solving and decision-making abilities.

• Strong time management and planning skills.

Mandarin speaker preferred.

• Flexibility and adaptability to changing project requirements and priorities.

Preferably can speak, write and read in Mandarin - may need to communicate with Chinese partners and handling Mandarin Documents

• Familiar with MS Office (word, ppt, excel)
