Job Description

The Senior Manager, Property Investment and Growth, plays a significant role in charting the strategic growth of the asset portfolio. The incumbent is expected to diligently source, evaluate, and present property investment opportunities, with a full investment plan including strategies for enhanced rental yield and improved property valuation. With a focus on long-term tenancies and purpose-built property development, the incumbent innovates financing and ownership structures to optimize return on equity. In managing risks, the Senior Manager, Property Investment and Growth, employs a proactive strategy of thorough identification and mitigation measures. Furthermore, the incumbent establishes strategic partnerships with landowners, property developers, and key tenants especially those from the education industry, with the primary goal of achieving sustainable growth in the organization's asset portfolio.

OUTCOME MEASUREMENTS

  • Portfolio Growth Achievement: Successfully completed new property investment transactions in alignment with growth trajectory.
  • Enhanced Rental Yield: Achieve a rental uptick for all new acquisition over time.
  • Purpose-built Project Developments: Successfully introduce and secure approval for purpose-built property developments with confirmed long-term tenancies.
  • Risk Mitigation Effectiveness: Adherence to Group's Risk Management Framework and Guidelines and introduce new measures accordingly.
  • Strategic Partnerships: Establish strategic partnerships with at least three key landowners, property developers, and leading tenants

KEY RESULT AREAS / RESPONSIBILITIES

Property Investment Portfolio Growth

  • Collaborate with senior leadership to to define the organization's long-term vision, mission, and strategic objectives, ensuring alignment with overall business goals
  • Develop comprehensive resource plans, outlining budgetary needs, talent acquisition strategies, and capacity planning to support the execution of strategic initiatives
  • Identify key priority areas and formulate strategic initiatives that align with the organization's long-term vision, supporting sustainable growth and success
  • Take a leadership role in driving the execution of strategic initiatives, ensuring alignment with business goals and objectives
  • Implement a robust monitoring system to track the progress of strategic initiatives, regularly evaluating performance against set targets and making necessary adjustments
  • Develop communication strategies to effectively convey the organization's strategic vision and objectives, fostering buy-in and engagement across all levels
  • Collaborate in the development of an annual budget, aligning financial resources with the strategic plan to support successful initiative execution
  • Facilitate coordination and collaboration among different business units or Group Corporate Departments within the organization to ensure synergy and alignment of efforts towards the common strategic goals

Property Acquisition and Structuring Strategy

  • Work collaboratively with subject matter experts to structure property deals, maximizing returns and aligning with the organization's investment strategy
  • Conduct thorough analysis and optimization of property investment capital structures to ensure efficient fund utilization and effective management of financial risk
  • Innovate financial strategies and models, enhancing profitability and improving risk management for property investments
  • Spearhead the introduction of innovative financing and ownership structures, maximizing return on equity and optimizing financial performance
  • Take a lead role in coordinating all aspects of property transactions, ensuring timely execution through effective negotiations, due diligence, and contract finalization
  • Monitor capital market trends, identifying opportunities for fundraising and optimizing capital deployment in property investments
  • Conduct regular evaluations of property investment performance, identifying areas for improvement and recommending strategies for enhancing returns
  • Continuously gather market intelligence and competitor analysis to make well-informed investment decisions and identify emerging property investment opportunities
  • Cultivate and maintain strong relationships with property owners, developers, brokers, and key stakeholders, enhancing deal sourcing, negotiation, and collaboration opportunities.

Risk Management and Portfolio Diversification

  • Formulate and execute strategies for portfolio diversification, considering asset classes, locations, and risk profiles to minimize exposure to market fluctuations.
  • Identify and address potential risks associated with property investments, implementing effective risk mitigation strategies to safeguard organizational interests.
  • Gather market intelligence and conduct competitor analysis to make informed investment decisions and identify emerging property investment opportunities.

MINIMUM QUALIFICATION

  • A minimum Bachelor's degree in Finance, Accounting, Economics, Real Estate, Engineering or equivalent with Master's or professional qualifications (e.g. CA, CFA)
  • Minimum 15 years of relevant working experience within banking, finance, REIT, property development, private equity or asset management industries

RELATED EXPERIENCE

  • Track record in driving property investment transactions from inception to closure
  • Experience and exposure in corporate finance and ownership structuring of real estate or business investments
  • Strong network within real estate capital market with property developers, asset owners, real estate consultancy firms and banks
  • Solid background of experience and an impressive track record of innovation and attainment of goals in complex organizations, especially in a global enterprise environment and matrix organizations.
  • Experience in directing and managing within a dynamic and challenging environment, working inclusively through people in a multi-cultural environment to achieve shared objectives.
