Job description:
Job Summary- To assist the Leasing Manager to ensure the assigned retail/commercial space is tenanted according to agreed target tenant/retail mix and to meet the pre-set rental income budget and occupancy.
- To work closely with project and other departments to ensure a successful and timely opening of the retail/commercial space.
Key Responsibilities- To lease out vacant space for assigned retail/commercial space.
- To identify potential tenants and to initiate discussions, negotiation and finalize on the rental terms and conditions.
- To follow up on the signed documentation until opening of the retail outlets.
- Keep track of market trends and constantly conduct market research and feasibility study.
- To coordinate on tenancy documentation and agreements.
- To liaise closely with project team, architect, consultants, tenants fit out until opening of the retail/commercial space.
- To liaise closely with other department on the rental collection, debt recovery, fit-out, operations as well as monitoring tenants sales performance for existing retail/commercial space.
- To prepare weekly update of the status of negotiations and status of the lease execution.
- To assist to prepare monthly management report on the performance of leasing and yearly report on the budget income and occupancy.
- To plan ahead on the renewal cases and to source for suitable tenants ahead to replace tenants who are not renewing.
- To work closely with marketing/promotion team to coordinate on tenants promotional event.
- To assist in preparation of leasing and marketing presentation materials and factsheet.
- To comply and adhere to all matters pertaining to Quality, Safety & Health and Environment related to the job scope and work place as required by the Company.
- Any other duties that will be assigned from time to time by the Management.
QualificationsDegree / Master in Business Administration / Equivalent.
