Critical Success Factors :- Responsible for carrying out duties of chargeman BO 11KV as required under Electrical Act and Regulation (Suruhanjaya Tenaga)
Ensure the installations and maintenances are safe and legally adhered to- Responsible for the maintenance and troubleshooting of electrical wiring and electrical works
Plan, organize and implement a comprehensive program (including both corrective and preventive activities) to ensure smooth operation of all building installations
- Responsible in the installation, maintenance and trouble-shooting of electrical wiring system, air-conditional system, firefighting system as well as other building services systems
Liaise with authorities & utilities providers such as TNB, DOSH, SYABAS, JKKP and other regulatory bodies on utility services and compliance issues
- Key Accountabilities, Responsibilities and Duties :
To develop, implement and monitor the maintenance programs / activities performed by in-house or any outsourced vendor / contractors are in compliance with M&E system specification / manufacturer's requirement and are within the plan schedule- To manage a team of people to operate and maintain the M&E system (i.e. HVAC, Electrical, Fire Protection, Vertical Transportation and etc) that is supporting the Officer Tower and Any Building under IOI Properties
To oversee the M&E section of new fit out (new tenant) or store/retail/office face lift which includes providing the required facilities, assisting in the upgrade, modification or new addition to the facilities systems and the system testing and commissioning
- Conduct monitoring, trending and tracking of utilities consumption (Electrical, Water, Chillwater and Etc) of the Building as well as initiate preventive maintenance to prevent or minimize equipment breakdown and failure and to ensure the system are maintain almost to optimum level and efficiently
Assists the Manager and Section In Charge in the strategizing for the maintenance plan and the achieving of company goals
Ensure new installation and maintenances are safe, correct and legal- Supervise the work of Facility Team and Contractors and ensure safety regulations are complied while carrying out their duties
Strong understanding of preventive maintenance and knowledge in relevant legislation (building codes, fire safety and country standards).- Must possess a competent Chargeman BO11KV from Suruhanjaya Tenaga
