Knowledge of buildings basic technical operation, systems and processes.- In adept knowledge in Energy Management, Green Building requirements and ACMV (air conditioning system)
- Job Scope, Key Accountabilities, Responsibilities
Monitor performance of air conditioning system and propose improvement works to optimize the chiller plant efficiency- Comprehensive understanding of air conditioning and mechanical ventilation systems in the building.
Oversee the overall maintenance and correct operation, breakdown and repair of all engineering (mechanical & electrical) system & equipment
- Ensure that all related meter readings are recorded and updated in the dedicated log book
Oversee team to carry out the preventive planned maintenance as stated in Operation Manual- Ensure the correct operation of all life safety and life saving equipment's such as Emergency power supply, Public Announcement, Fire Alarm System, Bomba Lift, Fire dampers & shutters
Ensure lighting system, both normal and emergency all in good & working order
- Ensure all fit out additional works are carried out as per house rules & regulation
Ensure all technician record daily task in log book & site visit to plant room- Instruct & monitor technician to attend all complaints accordingly to KPI response time
Plan working schedule & overtime job for all technicians
- Record, make a report & order maintenance equipment for any replacement
Communicate well among teammates, suppliers & contractors- Monitor and ensure all contractor carry out their task efficiently
Assist management team to obtain all the relevant authorities certificates, insurance inspection and other statutory requirements
- Follow and obey building procedures, safety rules and regulation of company
To execute any other job responsibilities as and when required by your superior or any other persons designated by the company
Good technical knowledge and skill in ACMV (Air conditioning and mechanical ventilation)- Ability to be flexible and work analytically in a problem-solving environment
Must display professionalism and confidence
- Good customer service skills
Willing to work shift or long hours to suit the building operational needs- Degree or Diploma in Engineering (Mechanical / Electrical)
