Responsibilities:
Manage the day-to-day operations of sales administration and credit control by making administrative decisions, providing support, continuing process improvements, and demonstrating leadership.
Provide leadership, managerial examples, direction, support, motivation, and guidance to staff to meet planned targets and assigned tasks.
Lead staff in ensuring compliance with company policies and procedures, and understand the department's expectations to meet planned targets and assigned tasks.
Develop and implement applicable procedures/control measures to improve credit control operations and efficiency. For example, develop and create a master control for monitoring and tracking the status of signings/loans/billings/payments/documentations to monitor and improve credit control performance.
Monitor and ensure staff consistently understand and practice sales admin's Standard Operating Procedures (SOP).
Ensure all reports are generated and submitted to relevant parties/departments as per Company's requirements on time.
Ensure smooth operation of company procedures, plan, oversee, and coordinate day-to-day activities to improve procedural effectiveness, productivity, and performance.
Monitor and analyze the current Sales Admin department system to check its effectiveness, and develop strategies for improvement to maximize results and achieve targets.
Administer IFCA Property Developer System.
Possess knowledge in all aspects of authorities and approvals relating to property sales and administration.
Provide administrative support to Sales & Marketing Team (if required).
Follow up with Property Agents, bankers, and Legal Firms for SPA & Loan Documents/processing status.
Ensure all Progressive Billing and other outstanding bills are paid on time.
Prepare for property's vacant possession before CCC.
Present sales forecasts and expected collections to Management for cash flow and Budget planning.
Liaise with property agents for sales achievements and response rates.
Requirements:
Candidates must possess at least a Bachelor's Degree/Post-Graduate Diploma/Professional Degree, Master's Degree in Business Studies/Administration/Management, Property Development/Real Estate Management, or equivalent.
Minimum 10 years/8 years of working experience in the property development industry. Preferably Managers specializing in Property/Real Estate or equivalent.
Ability to liaise and correspond with lawyers, bankers, purchasers on all matters related to Sales and sub-sales administration.
Motivated, committed with excellent interpersonal & communication skills.
Result-oriented and able to work in a team as well as independently.
Knowledge in IFCA system is required.
Knowledgeable in HDA and other regulatory acts.
Proficient in written and verbal communication in English, Bahasa Malaysia, and Mandarin.
