Your main responsibilities shall among others include the followings:
- New LOO/Tenancy Agreement
- To vet-through the LOO/TA for execution
To work closely with landlord on negotiate terms and conditions of TA- To prepare Internal Memo for Deposit Payment including legal fees and stamp duty
To prepare the Bank Guarantee documentation for Security Deposit payment
- To liaise directly with landlord/solicitor and ensure documentation is complete
To prepare and update Summary of TA/tenancy brief per outlet- To prepare and online submission stamp duty for every renewal & new tenancy agreement
- Monitor current leasing/tenancy for renewal - preparing renewal proposal and analysis
- To oversee and track the tenancy expiry
To prepare and send the Notice of Renewal to landlord
- To prepare Renewal Memo for management approval
To liaise directly with landlord/solicitor on renewal document- To vet-through the Renewal TA for execution
To work closely with landlord on negotiate terms and conditions of TA
- To prepare Internal Memo for Top-up Deposit Payment including legal fees and stamp duty
To prepare and update Summary of TA per outlet
- As key-person between Texas Chicken Malaysia with landlords related to real estate matters
- Others
- To attend and respond to landlord queries
Ensure documentation is complete
- Maintain and updates lease activities in a database
To assist HOD and all others level of employees when needed
Job requirements: -- Candidate must possess a minimum of a Bachelors Degree in Administration/Real Estate Management or equivalent. Professional qualification will be an added advantage.
At least 3 year(s) of relevant working experience in Leasing, Asset Management & Tenancy Agreement required for this position.
- Independent, team player, fast learner, demonstrate good negotiation and communication skill.
Working experience in F&B/ retail industry are preferred.
