Responsibilities
Portfolio Management:
- Lead and assist the property management team in managing a portfolio of assets.
- Ensure proper upkeep of engineering and building systems.
- Oversee the performance of service providers.
- Supervise arrears management processes.
- Plan and control operating expenses.
- Identify and plan improvement works for properties.
Regulatory Compliance:
- Ensure properties comply with local regulations.
- Liaise with authorities and consultants on regulatory and property matters.
Property Inspections and Reporting:
- Conduct periodic inspections for all properties.
- Assist in preparing management reports, budgets, and forecasts for property expenses.
Procurement and Meetings:
- Call quotations/tenders for contract works.
- Lead and facilitate Annual General Meetings/Extraordinary General Meetings.
- Prepare and conduct monthly and special management committee meetings.
Committee Liaison and Rules Enforcement:
- Update Committee Members on relevant progress and issues.
- Implement and enforce house rules, bylaws, and additional regulations.
Property Handover and Customer Care:
- Lead Property Management team in property handover processes.
- Handle Pre-CPC Inspection and VP handover procedures.
- Register owners, assign parking lots, and manage maintenance fee collections.
- Address owner inquiries and complaints through Customer Care responsibilities.
Operational Oversight:
- Oversee day-to-day property operations, including fee collections.
- Attend promptly to emergency matters and report to Higher Management.
Process Improvement and Team Supervision:
- Enhance departmental Standard Operating Procedures (SOP) and facilitate system automation.
- Supervise a team of Building Managers managing commercial and residential properties.
Requirements
- Minimum Diploma in Property/Real Estate Management, Facilities Management, or equivalent.
- At least 5 years of relevant experience in the field is mandatory.
- Proficient in Strata Management laws and regulations, including drafting authorities letters and maintaining positive relationships with councils
- Ability to work independently with minimal supervision and a hands-on approach.
- Familiarity with Tribunal-related cases is preferred.
- Knowledge of maintaining Management Corporation (MC) accounts and ensuring owner compliance during the Developer Management Period.
- Fluency in Bahasa Malaysia (BM) and English is essential; proficiency in Mandarin and other languages is advantageous.
- Registration as a Property Manager with the Board of Valuers, Appraisers, Estate Agents, and Property Managers is an added advantage.
