Manage projects from design and planning through budgeting, cost control, authority submissions, project management, inspections, approvals, vacant possession, final accounts, and DLP (Defects Liability Period).
Evaluate potential land acquisitions and development opportunities.
Conduct site visits and assessments for land suitability.
Conduct feasibility studies, site evaluations, and risk assessments to determine project viability.
Develop and execute property development activities and timelines for assigned projects.
Identify critical milestones, dependencies, and potential delays to keep projects on track.
Manage submissions and liaise with authorities to obtain timely approvals with favourable conditions (Development Order, Building Plan, infrastructure permits, interim and final inspections for CCC).
Participate in the design development process to meet project objectives and management needs.
Monitor project costs to ensure budget adherence and provide value engineering solutions to optimise construction costs.
Coordinate and monitor project activities to ensure on-time delivery.
Provide regular progress and performance updates to senior management.
Ensure compliance with relevant statutory requirements.
Bachelors Degree in Architecture, Engineering (Civil/Structure/Mechanical/Electrical), Project Management, Property, Real Estate, or a related field. Masters Degree is encouraged.
8-10 years of hands-on experience in property development and/or construction industry, with understanding of property development process, construction processes, materials, regulations, and best practices.
Proven track record of successfully delivering property development projects within scope, budget, and time constraints.
Skilled in managing authoritys liaison processes and overseeing project implementation until closure.
Excellent verbal and written communication skills in English and Bahasa Malaysia.
Excellent interpersonal skills, driven, a self-starter and result oriented with a positive working attitude.
