This position is for Johor Bahru City Square Mall, a company under Allgreen Properties Ltd.
Responsibilities
To market and lease available space and space made available upon expiry / termination of tenancy of the commercial properties of the Company.
To maintain good liaison with tenants and prospective tenants
To attend tenants complaints, request etc pertaining to their tenancy.
To prepare /liaise with the Company's solicitors in the preparation of tenancy agreements.
To liaise /follow up with tenants and solicitors office on matters related to the execution/renewals/surrenders of the tenancy.
To ensure that the tenant's files and accounts are well maintained and monitored until the tenant's expiry / termination of tenancy.
To monitor and analyse the complex's tenant mix from the time to time and take necessary steps to improve the tenant mix if need to be.
To renew / extend tenancies.
To act as liaison between the Operations, M&E Department to ensure that the tenant's fit-out done in compliance with the Company's rules and regulation and authorities requirements.
To manage the day-to-day running of the department
To produce monthly marketing progress reports
To monitor actual income against budget figures every month for purpose of submission to the Accounts Department.
To keep other departments informed of movement of tenants.
To keep, maintain and update the database of tenants and prospective tenants.
To handle all correspondences pertaining to the leasing of the properties.
To act at all times in the best interest of the Company on all matters with integrity and confidentiality.
To keep abreast with the current market situations and to maintain good rapport with his / her peers in the industry.
To assist Accounts department in collection of monies from tenants when necessary.
To prepare the following:
Preparation of report as and when required by the shareholder.
Preparation of yearly budgets for rent and related expenses.
Monthly report for EXCO meeting.
Draft letters send out by the department.
To handle all correspondences and matters related to the tenants fitting-out prior to moving in and miscellaneous works while the tenancy newed.
To attend meeting as and when required by General Manager. J) Oversee the operations of Leasing Department and carry out duties as Leasing Manager.
To ensure all procedures and standard of operations are adhered to with integrity and with confidentiality.
To look after welfare of department.
Any other duties as assigned from time to time.
Job requirements
Minimum of Bachelor Degree in Property Management, Retailing, Marketing or a related field is preferred.
Possess a minimum of Bachelor Degree qualification in Marketing, Retailing or equivalent.
Computer literate in Microsoft Office Application.
A team player and also able to work independently under minimum supervision.
Applicants with 5- 7 years experienced in Property Leasing would be an added advantage.
