Perform ongoing reactive work orders on facility mechanical, electrical, and other installed systems, equipment, and components.
Repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
Ensure all asset/equipment are in good working order.
To support multiple client office on request.
Attend to complaints or feedback by tenants relating to building works.
Assist in renovation work carried out by tenants.
Perform regular facilities inspection.
To assist Facilities Executive (FE)/client representative to perform preparation for the planned works.
Prepare facilities job report for every visit in logbook or in softcopy if provided.
Overall assistance to FE and client representative which is not far from the job scope.
Monitor outsourced vendors work and ensure tasks are completed as required.
Required to be on standby 24/7 for any breakdowns in assigned buildings with regards to critical facilities:
Power system interruption (UPS, generator, switchboard, lighting trip any other items related to electrical system)
Cooling system abnormalities (CRAC unit, air conditional system any related to HVAC system)
Fire protection system abnormalities. (FM200, CO2 system, Smoke and heat detection, fire extinguisher, VESDA and anything related to fire monitoring and protection system)
Water leaks detection system abnormalities.
Respond effectively to all emergencies.
Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
Any other duties that may be assigned from time to time.
