Our leasing team is expanding aggressively and looking forward to delivering excellent experience to the shoppers. As such, we are now on the look out for potential candidates to be based at either klia2@Gateway, Paradigm Mall Petaling Jaya or Paradigm Mall Johor Bahru.
Responsibilities
- To keep track of existing agreement and to renew or replace the retail lots, kiosks and push carts.
- Conduct regular tenants search for the compilation of potential tenant database.
- To conduct market research on current shopping center trend in the market and always keep
abreast with the latest retail development and shopping center trend.
- To support the Leasing Manager in achieving the KPI i.e. occupancy rate, rental income from kiosk and push carts.
- To prepare Leasing proposals, getting Lease approval for new leases and termination approval and ensure it is according to approved Budget Rental and procedures.
- Ensure all Leasing processes are handled in professional manner, from sourcing prospect tenants, attending to leasing enquiry, conducting viewing of retail spaces to negotiation of best tenancy terms and rates.
- Provide support to Administration team to ensure all tenancy administrative function such as preparation of Letter of Offer, Tenancy Agreement, monitoring rental collection and tenant affairs are being handled and attended whenever necessary.
- Ensure weekly and monthly leasing reports and budget rental report for management are being prepared and updated.
- Respond to tenants grievances or enquiries and to improve tenant relationship and build network with potential tenants.
- To monitor tenants sales performance and to provide recommendations when necessary.
- To assist Finance department in communicating with tenants on all rentals, deposits and outstanding payment, if necessary.
- To work closely with Operations Department in handover and handing back of retail lots.
- To assist in briefing of renovation procedures to the tenants if needed.
- To assist management in organizing tenants meeting from time to time.
Qualifications
- At least 2-3 year(s) of working experience in similar capacity
- Good interpersonal and documentation skills
- Working experience in a shopping mall, retail or property developer will be an added advantage
