a) Working closely with the Management/Buidling Owner to achieve the objective of upgrading and maintaining the buildings image and brand as a prestige building;
b) Monitoring the day to day operation of the building in accordance with policies, procedures and standing orders issued by the assigned Officer;
c) Attending to tenants complaints and answering all enquiries professionally and tactfully;
d) Overseeing all management and maintenance staff employed in the building;
e) Monitoring the building service providers, contractors and suppliers appointed in the building and ensuring that they carry out their scope of work properly;
f) Randomly conducting, inspecting, identifying and implementing the building and preventive maintenance of the MEP services and forwarding a monthly report to the assigned Officer;
g) Remaining on call and being contactable via the telephone or hand phone throughout each day and responding to all emergency maintenance problems on site as soon as possible;
h) Assisting the Senior Manager/Asset Manager or its assigned officer to audit MEP services.
i) Troubleshooting of management and MEP maintenance problems;
k) Preparing and executing planned preventive maintenance programmes for MEP services.
l) Auditing and preparing for energy saving programme;
m) Attend meetings and also prepare the minutes of meetings on timely manner according to the Companys procedures;a) To act as Electrical Competent Chargeman BO Grade including the registration with the Suruhanjaya Tenaga Malaysia throughout the period of this appointment.
b) To conduct inspections, checking and/or testing of the electrical installation and the standby generator set (Mechanical and Electrical (M&E) System) per month.
c) To record and monitor performance of the M&E System and submit such record to the Management.
d) To ensure the M&E equipment are operated within the recommended control limits.
e) To attend to any emergency/urgent repairs and complaints if required.
f) To advise the Company and its team on the system when necessary.
g) To submit M&E report and attend any M&E meetings when required.
h) To familiarise with the M&E system so as to advise on the maintenance M&E system effectively and efficiently with minimum disruption in accordance with relevant laws and safety requirement.
i) To carry out basic maintenance works within the building; and
j) To assist the Building Manager, Manager, Asset Manager, and/or its assigned Officer in value enhancement projects of the building;
